What is real estate SEO?
Real estate SEO is the work of getting an agent, team, or brokerage to rank in Google, Google Maps, and AI search for the terms buyers and sellers actually type, like "homes for sale in [neighborhood]" or "realtor near me." Done right, it turns a website into a lead source instead of a digital business card.
It's harder than most local SEO for one reason: IDX listing feeds create massive duplicate content, because the same MLS listing appears on hundreds of agent sites at once. The IDX problem nobody warns agents about
Most real estate websites run on IDX or MLS feeds that pull in listings automatically. It's convenient, and it quietly sabotages your rankings. That same listing, with the same photos and the same description, is syndicated to your site and hundreds of competitors at the same time. Google sees near-identical pages everywhere and has no reason to rank yours.
This is the single biggest reason agent sites stall. You can publish 4,000 listing pages and still rank for nothing, because none of them are original. The fix is not "more listings." ⚠️ Don't let IDX pages get indexed by default
Raw IDX listing pages should usually be canonicalized or set to noindex so they don't dilute your site with duplicate content. Follow Google's own guidance on consolidating duplicate URLs rather than guessing.
The same discipline applies to listings that sell. A listing page that 404s the day a home closes wastes the authority it built. Decide the lifecycle up front: keep strong sold-listing pages live as "recently sold" social proof, 301 weak ones to the relevant neighborhood page, and only delete pages that never earned a visit.
